SANDWICH – Hall Street Lofts, a new apartment building with one-, two- and three-bedroom units, recently opened at 431 East Hall St., about a block from the police department.
The building’s owner is Trinity Services of New Lenox, and it’s being managed by Carlton Management Co. of Chicago.
Tenants pay rent based on their income. Eligibility is determined by the total number of people in the unit and total household income to determine eligibility and rental figures.
The rent limits are set by DeKalb County, based on the county’s median income figure of $75,800.
As an example, for a family of six, total income must range from $32,960 to $50,750 to be eligible to rent an apartment. Family of two? The range is $17,500 to $35,040.
Circumstances and other variables for the lower income amounts could change eligibility. Any subsidies will come from sources other than the federal government.
The modern structure, equipped with stainless steel appliances in the kitchens, has three one-bedroom apartments at 600 square feet each, 11 two-bedroom apartments at 940 square feet each, and 14 three-bedroom units at 1,150 square feet each.
All of the apartments have automatic dishwashers in the kitchens, wooden blinds on the windows, and temperature-controlled self-contained furnaces and air-conditioners. Appliances for the laundromat and furnishings for the “gathering” room on the first floor have not yet arrived or been installed.
All of the lowest rentals already have been booked. Limits of occupancy are two people a bedroom.
